How the market of new buildings in Kiev has changed

The average cost of an apartment in new buildings in Kiev, in the first month of 2021 was 31,603 hryvnia per square meter. Compared to the last month – December 2020, the average cost increased by 1.2%. Taking a larger period, a year, we will see that the typical price of 1 square meter of apartments in new buildings in the capital increased by 13.2%

The arithmetic mean value for one month increased by 0.7%, for the year it increased by 12.4%. Real estate prices decreased by 0.5-1.9% in Desniansky, Darnytskyi, Sviatoshynskyi districts. Other districts of the city have growth rates from 0.6% to 2.9%.

If you look at the price range, you can see that during the month the economy segment grew to 22,917 hryvnia per square meter (0.03%), comfort class increased to 27,048 hryvnia per square meter (1.4%), “business” reached the mark of 44,292 hryvnias (1.5%). But the premium class dropped to 70,420 hryvnias per square meter, which is 0.7%.

The average estimated cost of the offer for 20% of apartments of the highest category is 54,118 UAH/sq.m., If we take into account 20% of apartments with a low price policy, then the price is 19,865 UAH/sq.m.

Analyzing the comparison of luxury real estate prices to the economy segment, we can say that the index of stratification (the correspondence of the price of “not cheap” housing to housing “at an affordable price”) in general in Kiev is 2.7.

In the structure of the capital’s real estate, the most common offers of primary housing are comfortable class – 48%, and business class – 24%. The share of new buildings of economy class – 19% and premium class – 9% of the total.
